Equity & Cash Requirements
- Borrower must contribute at least 20% of the purchase price (cash or verified funds).
- Down payment, closing costs, and 6 months of interest-only (I.O.) payments are typically required.
- 💡 Flex Option: Borrowers may waive the 6-month reserve requirement by accepting a slightly higher interest rate — often resulting in faster funding.
- Funds can come from any source — partner, business account, or third party.
- No seasoning required.
- Gap funding or 2nd liens behind our loan are permitted (unlike most lenders).
- Acceptable sources: personal, business, LOC, stock, IRA, etc.

Borrower & Entity Requirements
- No personal guarantor required if borrowing through a Corp or LLC
